“A lot of sellers think pricing high gives them room to negotiate,” he said. “In reality, homes that are overpriced tend to sit longer, receive fewer showings, and often end up selling for less than they could have if they were priced correctly from the start.”
Rather than focusing on what a seller hopes to receive, Winzenried recommends analyzing current competition, recent sales, and buyer demand to determine a strategic list price.
“We want to create excitement when a home hits the market,” he said. “The goal is to attract as many qualified buyers as possible right away.”
Winzenried also encourages sellers not to become overly concerned about imperfections in their home.
“One thing I wish more sellers understood is that buyers don’t expect perfection,” he said. “Every home has strengths and weaknesses. The key is positioning the home properly and helping buyers see the value it offers.”
Another concern he frequently hears involves finding a replacement home after selling.
“Many homeowners worry about where they’ll go next,” Winzenried said. “That’s a valid concern, but there are usually more options available than people realize. With proper planning, we can often structure a sale and purchase in a way that minimizes stress and creates flexibility.”
For homeowners considering a move in the coming months, Winzenried recommends starting the conversation sooner rather than later.
“You don’t have to be ready to list tomorrow,” he said. “Even if you’re six months or a year away, it’s helpful to understand your home’s value, what improvements might make sense, and what your options look like. Having a plan gives you confidence when the time comes to make a move.”
